一、公司简介

福建外贸中心物业管理有限公司（以下简称“外贸中心物业”）是隶属于中国（福建）对外贸易中心集团有限责任公司的全资二级子公司，于2016年11月成立，注册资金人民币3000万元整，是外贸集团发展城市综合服务的主力军，是全省首批列入“八闽综改行动”的32家国有企业之一。

2016年，外贸集团将福建外贸大厦、外贸中心集团大楼、国贸广场、外贸中心悦华酒店共同组建“福建外贸大厦楼宇群”，进行统一管理。2017年，外贸中心物业围绕福建外贸大厦，配套楼宇群周边设施，开展楼宇管理业务。外贸中心物业持续优化产业布局，对外拓展物业市场，先后承接了镇海楼、林纾故居、鳌峰坊历史文化街区、榕城司法戒毒所、福州边检站等项目，形成了较为成熟的物业服务体系。2024年成立了权属福州华味餐饮服务有限公司，开展餐饮服务业务，进一步丰富服务板块。

外贸中心物业实行一套完整的专业化、规范化、标准化的物业服务运作体系，ISO9001、ISO14001、 OHSAS18001三体系已融入管理服务实践过程，全方位实现标准落地、现场巡查及远程监控的结合，为持续稳定的提供高品质的服务奠定了基础。旨在通过配套化建设、个性化管理、多元化服务，培养成熟的楼宇招商体系与专业的物业管理服务，吸引各行业尖端的优质企业入驻楼宇群，将物业租赁服务逐步提升为生产性楼宇管理服务。

Fujian Foreign Trade Center Property Management Co., Ltd. (hereinafter referred to as "Foreign Trade Center Property") is a wholly-owned secondary subsidiary of China (Fujian) Foreign Trade Center (Holdings) Co., Ltd. The company was established in November 2016 with a registered capital of RMB 30 million. It is the main force of Foreign Trade Center (Holdings) in developing urban comprehensive service. it is one of the first 32 state-owned enterprises in Fujian Province to be included in the "Bamin Comprehensive Reform Initiative"

In 2016, Foreign Trade Center (Holdings) set up Fujian Foreign Trade Tower, Foreign Trade Center Building, World Trade Plaza and Foreign Trade Center Yuehua Hotel to form the “Fujian Foreign Trade Tower Building Group” for unified management. In 2017, Foreign Trade Center Property develops building management business which is around Fujian Foreign Trade Tower and supporting facilities around the building group.  Foreign Trade Center Property has been continuously optimizing its industrial layout and expanding into external property markets. It has successively undertaken projects such as Zhenhai Tower, Lin Shu's Former Residence, Aofengfang Historical and Cultural Block, Rongcheng Judicial Drug Rehabilitation Center, and Fuzhou Border Inspection Station，forming a relatively mature property service system. In 2024, Foreign Trade Center Property established its wholly-owned subsidiary Fuzhou Huawei Catering Service Co., Ltd. to develop catering services, further enriching its service sectors.

Foreign Trade Center Property implements a complete professional, standardized, and systematic property service operation system. The integrated management of ISO9001, ISO14001, and OHSAS18001 certifications has been fully incorporated into service practices, achieving comprehensive implementation of standardized procedures through on-site inspections, remote monitoring, and operational integration. This systematic approach lays a solid foundation for consistently delivering high-quality services.The purpose of the Foreign Trade Center Property is to cultivate mature building investment systems and professional property management services through supporting construction, personalized management, and diversified services, to attract high-quality companies in various industries to settle in the building group, and gradually upgrade the property leasing service to productive building management service.
